If you run or manage a letting agency today:
You already know the law is changing
You already hold most of the required documents
You are probably assuming your current tenancy process will still be sufficient
That assumption is where risk quietly enters.
From 1 May 2026, compliance is no longer just about having documents.
It is about when they are issued, how they are explained, and what is provable on file.
This is not about dramatic reform.
It is about sequence, evidence, and consistency.

The new Written Statement of Terms requirements mean:
Information must be given before the tenancy is entered into
Certain statutory duties must be explicitly explained, not merely implied
Agents are exposed as contractors, not just administrators
This includes areas many agencies still treat as background compliance — such as:
Gas safety duties beyond “certificate on file”
Repairing and fitness obligations
Security of tenure explanations
Rent increase mechanisms
Individually, none of these are new.
Collectively, the delivery standard has changed.
Civil penalties of £4,000 under the Renters’ Rights Act and up to £6,000 for gas safety breaches are not headline-grabbing — but they are entirely avoidable.
