Register Your Rental Property is coming

Is your letting agency ready for what happens behind the registration?

Free 16-page guide from Stanley Strategic Consultants

The Government's new 'Register your rental property' service begins its regional rollout in England from 15 December 2026.

For letting agents, however, registration is only part of the story.

The more important question is:

How ready are the records and processes sitting behind it?

If a landlord contacted your team tomorrow, how quickly could you:

- identify the correct residential landlord?

- explain which parts of the process belong to the landlord and which the agent can support?

-locate the required property information?

-find the correct compliance documents?

-identify gaps or conflicting records?

-know who within your team owns the process?

- record what has been completed and what still needs attention?

The Government confirms that a landlord using an agent will still have to start the registration process themselves. Agents will be able to upload certain information on their behalf, with detailed agent guidance still to follow.

So this is a good time to prepare without building a permanent procedure around a process that is still developing.

That is exactly what this guide is designed to help you do.

A practical readiness guide for letting agency owners who want to understand what the new PRS Database means for their people, property records, compliance evidence and internal processes.

What you'll find inside

The guide covers:

1. Who actually needs to do what
Including the developing boundary between landlord responsibility and agent support.

2. Know Your Landlord
Why the residential landlord may not always be as straightforward as the name appearing on a property record.

3. Your data readiness
The property, tenancy, rent, occupancy and compliance information worth checking now.

4. Compliance evidence
Gas safety, electrical, EPC and licensing records, and why simply knowing a document exists may not be enough.

5. The operational process
What your CRM, team responsibilities and audit trail may need to accommodate.

6. Updating and renewal
Why a reminder alone isn't necessarily a compliance control.

7. The agency readiness plan
Ten practical areas to review before rollout.

Plus: red flags to look for within your own portfolio and a simple three-priority action plan to get started.
